From idea to handing over the keys: the phases of an architectural project
Building or renovating a home is one of the most important decisions you'll make in your life, and it's normal to have questions about how the process works. Where do you start? When do you apply for the permit? What role does the architect play once construction begins?
At SIBARIS Studio, we believe that an informed client makes better decisions. That's why we explain, step by step, the phases of an architectural project.

1. First meeting and preliminary study
It all starts with listening to you: how you live, what you need, what you like, and what your budget is. Then we visit the plot or property and analyze the local building regulations. That's where we determine what can be built, how much, and under what conditions.
This phase prevents surprises later on. Knowing the real possibilities of your land or property from the beginning is the foundation of a good project.
2. Preliminary project: the idea takes shape
With all that information, we develop an initial proposal: layout, dimensions, relationship with the surroundings, and a preliminary cost estimate. This is the most creative phase and requires the most discussion. We review the proposal with you until it truly reflects what you're looking for.
3. Basic Project
Once the preliminary design is approved, we develop the basic design. This document defines the general characteristics of the project and demonstrates its compliance with urban planning and technical regulations. It is the document submitted to the city council to apply for the building permit.
4. License processing
We handle submitting the documentation and tracking the application with the relevant authorities, addressing any requirements. Timelines vary depending on the municipality and the type of project. Therefore, it's advisable to consider these factors from the outset when planning your schedule.
5. Implementation Project
While the permit is being processed, we develop the construction project, the document that defines in detail how it will be built. It includes construction plans, installations, material specifications, measurements, and a budget.
A complete execution project has one important advantage: it allows you to request quotes from several construction companies on the same basis and compare them objectively.
6. Construction Management
During construction, we visit the site regularly to ensure it's progressing according to the plans, resolve any unforeseen issues, and monitor the quality of the work. Our construction management team guarantees that what was designed is built exactly as planned.
7. Completion of work and handover
Once the work is complete, we issue the final certificate of completion and prepare the necessary documentation. It's time to hand over the keys and start enjoying your new space.
One clear process, one single team
Each phase is important, and the project's success depends on their effective coordination. At SIBARIS Studio, we guide you from the initial concept to the final delivery, with a single team responsible for the entire process.
